
Month 3 Update
It’s been a while since our last update, but we’re going into our 3rd month and things are moving along. This is still the time when a lot of work is happening, but there’s not much visual progress to see.
As of today, the entire second floor exterior has siding. In order to add the second floor, we had to raise the brick on the first level to meet the siding. Our brick contracter helped us remove the brick and add a new row back to fill the gap. The roof has installed and shingled, and the patio cover is complete.
All of the new windows are in, including a large picture window in the living room to give them a better view of the lake. There are also new sliding doors leading out to the patio.
Inside, a lot of the mechanical and plumbing work is being completed. Installing the HVAC system was a little challenging for this second floor addition. Because we’re adding more space, we also have to add more power and more ductwork. Most of the system is located above the patio, with an access door outside. We worked with our HVAC specialist, the structural engineer, and the city inspecter to determine how we could run some of the ductwork through the structural beams. We were able to conceal the ductwork well without sacrificing structural integrity.
All of the plumbing rough-in has been done and is ready for inspection. The homeowner has asked us to install an extra electrical subpanel that will power a generator. This will help keep the essential appliances running in the case of a power outage. The homeowner decided to install a Savant electrical system so that they can control all the lights and speakers from their phones or tablets. All wiring will be going in soon!
